It sure is... it is actually closer than many houses in the Golden Triangle are to Ashby Road Roundabout! The location page gives further information of distances to supermarkets etc.




We are accredited members of DASH which is a joint-working initiative with Local Authorities, property owners, landlords and tenants to improve housing conditions in the private sector. To become accredited, the house was independently checked to ensure it both met all legal requirements and provided the best possible environment for its tenants.



We are accredited by Loughborough University Accommodation Services and the property is Grade 2 (also known as 'double tick') approved. This is the highest level of accreditation and the property meets the highest standards set by the University.


Health & Safety

We take Health & Safety very seriously and the property is fully compliant with gas, electricity and fire regulations. We believe in being open and transparent and are more than happy to provide evidence of certification, both prior to signing the tenancy agreement and afterwards making electronic copies available throughout the tenancy agreement.



Exclusive or Inclusive of bills?

The property is rent exclusive of bills. This gives you full flexibility of what services you want to ensure you get best value for money.

If you want to rent "with bills" we recommend using a 3rd party company to arrange all of admin for you. As these companies manage multiple properties they tend to have market leading rates with utility suppliers and therefore even with taking a surcharge for their service they have very competitive pricing.

Car Parking

The property boasts off road parking for a minimum of 3 cars. Unlike properties in the Golden Triangle Alan Moss Road is not part of the Resident Parking Scheme which is operated by Charnwood Borough Council. The scheme is designed to help residents park close to their homes or premises, while deterring vehicles from outside the area from parking and causing congestion. These schemes do not reserve places exclusively for each permit holder, but permit holders can park in any of the streets within their designated scheme area (zone) in the resident parking bays provided.

This can be extremely inconvenient as spaces are often not available near your property!

Properties on the streets which are included in the scheme are only guaranteed one permit per property and there is annual charge for applying for the permit. Additional permits can be applied for but are only issued subject to availability.

If you have a car and want to bring it to University you really need to look at the parking scheme carefully before selecting a property! More information can be found on Charnwood Borough Councils website.



Homes in Multiple Occupation / Article 4

A House in Multiple Occupation (or HMO) is a property that is shared by 3 or more tenants who are not living together as a family and who share basic amenities such as a kitchen, bathroom or toilet facilities but have separate bedrooms.

On the 12th February 2012 Charnwood Borough Council introduced a planning control called 'Article 4 Direction' this means any change of use from a family dwelling in Loughborough to a HMO after this date will always require planning permission. HMO's in Loughborough which existed on 12th February 2012 had an established lawful use when the Article 4 Direction came into force.

We have evidence that the property has been used as a HMO dating back to 2005. In addition, Charnwood Borough Council have also confirmed the eligibility of the property by issuing a 'Certificate of lawful development' which confirms the property was being used as a HMO on the 12th February 2012.



Is there a minimum of tenants?

The property must be rented as a 'whole', however we would consider renting the property to a minimum of 3 tenants.



Council Tax

Private rented accommodation occupied entirely by students are exempt from paying council tax.



What is a Lead Tenant

Upon signing a tenancy agreement, we will require one tenant to be the 'lead' tenant. This tenant will be our main point of contact for everyone's convenience.



What do I pay and when?

Although the rent is weekly we collect it either monthly on the 1st of the month or quarterly in advance as follows, whichever suits you best and can be agreed before signing the tenancy agreement:

1st January
1st April

We understand that the 2nd, 3rd and 4th dates might not align exactly with student loan dates. We are happy to discuss actual payment dates that align with student loan dates.

We are happy to discuss other payment options such as monthly and we offer a discount if paying for the entire year in advance of the tenancy starting.

Please note - if the property is rented via an agency the dates may differ from those stated and we might only be able to certain rental frequencies to align with the agent's terms and conditions.



Deposits

To confirm your reservation, we require you to sign a tenancy agreement, at the start of the tenancy you will be required to pay a returnable security deposit of £200 per tenant. As per the Housing Act 2004 we are required to hold the deposits in a Government authorised tenancy deposit scheme and in accordance with this we will hold your deposit with the Deposit Protection Service (DPS). At the start of the tenancy agreement we will issue all tenants with a detailed inventory and the condition of the items. All tenants will be requested to check and sign a copy. At the end of the tenancy agreement we will check the property with all tenants present, should this not been possible we will do this with the lead tenant. Subject to nothing being damaged (due wear and tear excepted) your deposit will be returned within 28 days from the end of the tenancy agreement.



Guarantors

We require all tenants to have a UK guarantor. The guarantee will be for an assured shorthold tenancy. This means the guarantor will be required to cover the payment of your individual share of the rent, this will be limited to the individual Tenant's share. For damages to property over and above the value of the deposit this is unlimited.



How do I know the property is secure?

All bedrooms have locks. We are not members of the 'Master Garrison Key Suite System' which some agents encourage landlords to sign up to. In addition, we change the locks on the front and rear of the property on an annual basis.



Recycling & Waste

Charnwood Borough Council undertakes alternative weekly collections for recycling and waste. We pay Charnwood Borough Council for a recycling bin, and although we are not eco-warriors we do promote recycling and hope our tenants will recycle where possible.



Cleaning

The house is rented with a modern hoover.



Laundry

The house is rented with a washing machine, dryer, iron and ironing board.
